Terms of booking

Submitting the form is a request, not a confirmed reservation, until Oliver Jacobs accepts it in writing (usually by email). We will confirm dates, total price, and any house rules before your stay is binding.

Hill View is set up for up to 6 guests across four bedrooms under normal house rules. You may request up to 8 guests on the booking form; we will confirm in advance whether your party size is acceptable for the property and neighbourhood.

Payment terms (deposit, balance, and method) will be stated in your confirmation. Prices on the site reflect direct booking rates and may differ from third-party platforms.

Cancellation and refund terms will be set out in your booking confirmation. If you need to change or cancel, contact us as early as possible at stay@cottageinthecotswolds.rent.

You must follow the house rules provided before and during your stay, including quiet hours, no smoking indoors, no pets, and no parties or events. You are responsible for the behaviour of everyone in your party and for leaving the cottage in a reasonable condition.

We are not liable for indirect losses or events outside our reasonable control. Nothing in these terms limits liability where it cannot be excluded under UK law. You use the property and amenities at your own risk; please report any damage or maintenance issues promptly.

Calendar availability is synced with Airbnb and Booking.com. If you also hold a reservation on another platform for overlapping dates, the first confirmed booking takes precedence; please book through one channel only.
